Last Month We Saw Less Home Sales and Longer Time on Market
In the North County Coastal zip codes (92014, 92130, 92075, 92007, 92024) of San Diego County, we did see a slight decrease in homes sold versus the previous month by about ten homes. The market has remained steady and Economists continue to offer positive forecasts for 2022.
October saw an increased days on market, from an average of 21 days in September to 30 days in October while it did see a slight decrease in homes sold. On a positive note, the median sale price was $1,750,00 for October versus $1,646,000 in September. Of course the median sales price also depends on the types of units are sold. September sales included 118 detached homes and 61 attached, condos, etc.. for a total of 179 units sold while in October, 165 units were sold with only 64 of those being detached properties.
Word to the wise, rates are not going to wait for you. Today alone, November 3rd, 2021, the 30 year rate is at 3.3% and is expected to increase even more in 2022. I recall somewhere around the high 2’s this time last year.
