Latest San Diego Real Estate Housing Market Data
Inventory became much more scarce (yes, even more!) in the fourth quarter of 2021. January showed a very sad state in terms of active listings on market. It’s tough; we need more inventory, yesterday.
Let’s Take a Look at February:

Carmel Valley (92130) area of San Diego has been severely hit with low inventory. As of the time of this post, there are only 16 active properties on the market for the entire zip code of 92130 (and one of those is “coming soon”). The median sale price was $1.52M and 4.8% over the median list price of $1.45M. Last month there were 47 homes sold with a median sale price of $1.445M, which was 12% over list price.

In Del Mar (92014) in December 23 homes sold with a median sale price $2.63M, 18% over median list price of $2M. In January 2022 we had 22 active listings and only eight sales. For January, the median sale price of $3,123M was 3.8% lower than the median list price of $3,247M.

In Solana Beach/ Cardiff / Encinitas ( 92075/ 92024) For January, the median sale price $1.65M was 6.5% higher than median list price of $1.549M. 49 homes sold with an average of 19 days on market. Currently, there are 47 active real estate listings, homes for sale, in Solana Beach, Cardiff by the Sea, and Encinitas/ Leucadia area. In December, there were 61 sales with an average of 30 days on market. The median sale price was $1.875M, 4.8% higher than the median list price of almost $1.8M.
