Latest Housing Market and Home Sale Data: March 2022
Has the market improved in terms of active listings for sale to meet the demand of San Diego home buyers? Last month was slim pickings when in came to listings for sale. Let’s see what March 2022 has in store for us.
In February, Solana Beach, Cardiff, & Encinitas held strong at median sale price of $1.69M versus list price of $1.65M. 16 days on market was the average. Up about $50K from January.
Del Mar had a median sale price of $3.6M versus a list price of $3.8M with 15 homes selling in about 24 days in February. In January, we saw only eight home sales at median sale price of $3.1M.
Carmel Valley had 29 home sales and average time on market was about seven days last month. The median sale price for all homes sold in February was a little over $1.9M with list price just under $1.7M. Last month the median sale price was about $1.5M also with 29 sales.
The data shows that folks are still out there fighting to buy their San Diego home and they are willing to offer over list price in multiple offer scenarios. As such, prices continue an upward trend.
